Overview
The Thames Riverside redevelopment in Staines is transforming a 5.65-acre brownfield site into a modern business park, including a 60,000ft² Big Yellow self-storage facility. The site, formerly home to a gasworks, lies within a groundwater Source Protection Zone and Flood Zone 2, and displays residual hydrocarbon contamination in shallow soils.
With stormwater runoff posing a pollution risk to local waterbodies, a robust treatment solution was required to support planning approval and environmental protection.
What We Did
SDS was appointed to supply a surface water treatment system capable of managing runoff from extreme storm events while mitigating the risk of contaminant mobilisation. The new drainage strategy replaced outdated infrastructure with a SuDS-compliant solution featuring SDS Aqua-Swirl® for primary separation of solids and SDS Aqua-Filter™ for secondary filtration of soluble pollutants.
The design also incorporated siphonic drainage, underground attenuation, and precise flow control, all delivered in accordance with national drainage standards and regulatory requirements.

Results
The system now protects sensitive groundwater resources while supporting the long-term sustainability of the development. It has enabled the safe redevelopment of contaminated land and reinforces the green riverside setting through enhanced landscaping.
Working in conjunction SDS Aqua-Swirl® and Aqua-Filter™ provided a futureproof, low-maintenance solution for managing stormwater on a complex, high-profile regeneration site.

Big Yellow at Staines is the newest of over one hundred sites located in key conurbations around the UK. In keeping with the company’s positive approach to sustainability the impact of the Staines site on the local environment and in particular any natural waterbodies was a fundamental consideration in the specification of a suitable stormwater treatment solution. The system we provided has enabled them to treat specific ground-based contaminants ensuring there is no risk of pollution.
